Energy Performance Certificate

All rented properties must either have a valid EPC or hold an exemption, in order to be marketed for rent.

There is now a minimum energy rating of 'E', which all rented properties must meet.  This is likely to be amended to a minimum rating of 'C' in the not too distant future.

If you are looking at buy-to-let properties, we highly recommend you take into consideration the EPC rating of the property currently and factor into your purchase the cost of any improvements that may be required to increase the rating to 'C'.

EPC C by 2028 - Common Sense Might Be Starting To Prevail - The Property NomadsThere has been for households to reach a target of C on an EPC rating by 2025, and many have long thought it unfeasible. In this episode, Rob talks about why there may be light at the end of the tunnel for landlords now that common sense seems to be being considered. KEY TAKEAWAYS The government have had great ideas, but no way of funding them. The cost should never have been heaped upon landlords. While the time scale seems to have been relaxed, this is by no means a victory for landlords. We are merely delaying the inevitable. This delay does not solve all issues. Over the last year or so, landlords have been vacating the market, putting more pressure on the rental sector. BEST MOMENTS 'The costs of bringing homes up to modern day standards is quite difficult' 'It's very unlikely now to be 2025 - chances are now it's going to be 2028' 'If you don't meet the rating by 2028, landlords can be fined up to £30,000' VALUABLE RESOURCES ABOUT THE HOST Rob Smallbone the host of The Property Nomads Podcast, is on a global mission to guide your success.
